Terms of use

The agreement between you and Kazi Kings when you use this website and the portals that go with it.

By browsing Kazi Kings, creating an account, or using the landlord or tenant portal, you agree to these terms. If you do not agree with them, please do not use the site.

What Kazi Kings is

Kazi Kings is a marketplace. We provide the website where property owners, landlords, agents and property managers advertise property, and where people looking for somewhere to live or buy can find it.

We are not an estate agent, we do not own or manage the properties advertised, and we are not a party to any deal you make. Any agreement about a property is between you and the landlord, owner or agent advertising it, on terms you agree between yourselves.

Accounts

  • Shopper accounts are free and you can create one yourself at /account/register. They let you save properties and keep track of the enquiries you send.
  • Landlord accounts are created by us. Send a request from the landlord sign-up page; once it is approved your account opens on the Free plan, and you can upgrade from the portal.
  • Tenant accounts are created by your landlord, not by you. If you rent from a landlord who uses Kazi Kings, ask them for your login.

Keep your password to yourself. A login is for one person: landlords who need several people working in the same account should add them as team members, each with their own login. You are responsible for what happens under your login, so tell us at info@kazikings.com if you think someone else has it.

Give us accurate details, and keep them up to date. We may suspend or close an account that breaks these terms, or that we reasonably believe is being used to defraud or mislead somebody.

Listings

Listings are entered and managed by the landlord or agent advertising the property. They are responsible for them: that the property exists, that it is available, that the description and photos are accurate, and that they are entitled to advertise it.

We do not inspect the properties, and we do not visit them or verify the people advertising them. Check anything that matters to you directly with the landlord or agent before you pay a deposit or sign anything.

We may edit, hide or remove a listing that breaks these terms, that we are asked to remove by someone with a legal right to ask, or that we believe is misleading. Where a landlord marks a property as let or sold, it comes off the market.

Enquiries and viewings

When you send an enquiry or ask for a viewing, the details you give are passed to the person advertising that property. We do not guarantee that anybody replies, or that a viewing will be offered at a time that suits you.

Do not use the enquiry forms to send anything unlawful, abusive, or unrelated to the property. We may block an account that does.

Fees for landlords

  • Plans, what each one includes, and its limits are on the pricing page.
  • Plans are billed in advance, monthly or yearly, and paid through our payment providers, Pesapal and Zengapay.
  • If a payment fails or a plan lapses, the account keeps its data but stops being able to add properties, tenants or listings until it is paid up again.
  • We may change what a plan includes or what it costs. Existing accounts get notice by email before a change takes effect for them.

Acceptable use

Do not:

  • advertise a property you have no right to advertise;
  • post anything false, discriminatory, obscene, or unlawful;
  • copy content from the site in bulk, or use automated tools to scrape listings or account data;
  • try to reach an account or record that is not yours, or to test or break our security;
  • impersonate someone else, or misrepresent your connection to a property.

Content and ownership

The Kazi Kings name, the site, and the software behind it belong to us. The photos, words and details in a listing belong to whoever entered them - usually the landlord or agent.

By putting content into Kazi Kings you allow us to show it on the site and in the places we promote the site, and to pass it to the people who need to see it to run the service. You keep ownership of it, and you can remove it by removing the listing or the post.

Availability

We aim to keep Kazi Kings running, but we do not promise it will be uninterrupted or free of mistakes. We may take it down for maintenance, and we may change or withdraw a feature.

Liability

Kazi Kings is provided as it is. We are not responsible for what a landlord or agent does or fails to do, for the state of a property, or for a deal that goes wrong between you and somebody you met through the site.

We are not liable for indirect or consequential losses - for example lost rent, lost business, or a missed opportunity. Nothing in these terms limits liability that cannot lawfully be limited.

Suspending or closing an account

You can ask us to close your account at any time. We may suspend or close one that breaks these terms. Where an account is closed, records we have to keep for tax and accounting purposes are kept for as long as those rules require.

Changes to these terms

We may update these terms. The date at the top of the page changes with them, and account holders get notice by email of changes that materially affect them. Continuing to use Kazi Kings after a change means you accept the updated terms.

Which law applies

These terms are governed by the laws of the Republic of Uganda, and disputes are for the Ugandan courts.
